HOA Infrastructure: The association maintains seven drainage systems to direct rainwater from rear gutters into dedicated catch basins, protecting basements and foundations. The main drainage system is professionally cleaned every fall.
Resident Action: Homeowners must ensure their personal gutters remain clear and downspouts feed into the system. Residents are responsible for periodically clearing leaves and debris from the catch basins located directly behind their properties.

Grants: In January 2018, Three Oaks Association partnered with Friends of Sligo Creek to receive a stormwater management grant from the Chesapeake Bay Trust, funded through Montgomery County's Water Quality Protection Fund. The grant helped assess where stormwater could be effectively managed in the community, construct several stormwater systems to reduce runoff from Three Oaks Drive into Sligo Creek, and fund neighbor outreach on the effort. A study walk was held in May 2024 with county stormwater expert Pam Rowe, focused on maintaining current projects and addressing drainage issues near Seven Oaks Park.
Little Free Library: Located next to the Seven Oaks Playground, the library invites all members of the neighborhood to take or leave a book.
Spring & Fall Grounds Clean-Out: Landscapers perform a community grounds clean-out twice a year to maintain and clear the trails behind our homes. Residents are encouraged to inspect the space behind their property and report any concerns.
Snow Plowing (Streets & Parking): When snow accumulation exceeds two inches, center driving lanes are plowed. Because our contract covers center plowing only, some snow may be left in front of parked cars. Do not shovel extra snow into the parking lot lanes. For extreme storms, the Board may authorize a Bobcat plow to clear specific parking bays.
Sidewalk Clearing: HOA dues cover community sidewalk clearing when snow is more than two inches deep.
County Law Requirements: For ice or lighter snow accumulations, residents are legally required by Montgomery County to clear and de-ice the sidewalks and steps in front of their homes within 24 hours of a storm.
Grounds Concerns: To report damage or maintenance needs on shared community property, such as fallen community trees and common area sidewalks, please contact the board.
